I started a two year office rental at IO Suites (Integrated Office Suites) on September 1,2014 at The NBC Tower. At that time, the lights were sensor based. Mine did not work for the first full week (turned off every 20 minutes). I requested a new light switch right away with Joe (office manager). The first fix or two failed. After a full week, I said, "I'm not going to use a sensor light, I need a normal light switch." Needing a light that worked was a clear problem to Joe. His next response was, "Just so you know - I can terminate your rental contract any time I want." Instead of offering good customer service and a light switch that worked, I was threatened with terminating my two year lease. I thought to myself, how could he terminate a two year office lease (especially over something like this)? That is when I looked closely at the contract. Please review section 8(a) on the cotract "IOS may, if IOS so elects, without any additional notice of such election or demand to Client, either forthwith terminate this Agreement and the license to use any portion of IOS..." Due to the fact that they can terminate this agreement at any time, you (the tenant) have absolutely no rights or agreement with IO Suites (at all). In this agreement, they hold themselves to absolutely no obligation.
