On its face value during the Home Buying process receiving a Home Warranty is attractive and compelling knowing you will have coverage should anything go wrong during Year One. It does not cost you anything as the Seller pays for the product to include the upgraded version. After dealing with First American during the course of HVAC issues involving the Heat Exchanger follow-up by an internal electrical issue, fuse blown, motor seizure, and no heat for 7 Days I have determined the Home Warranty to be not worth the price regardless of whether inherited or not. Too many loose ends, too much red tape, you are at the whims of the Contractor and the Home Warranty 1-800 Number in the PST Time Zone. The closer your issues are to the home purchase the greater the possibility of the First American declaring a Pre-Existing Condition which essentially means you are stuck. While it might give you piece of mind it will not lead to a quick resolution. In most cases it will take days to get a Contractor to appear, if parts are needed they must be approved, and found which will also take days to obtain and days to get them installed, Should you issues be HVAC and it is Cold or Hot, plumbing where there is a leak, roof where there is a leak then good luck. If you have patience then this will be good for you, put if you are not avoid the entire situation. Lets face it paying $495 for a Home Warranty that covers what seems like a bunch of stuff whereas one or two items will exceed that amount very quickly is essentially a Ponzi Scheme. Of critical importance is do some due diligence by determining WHO or WHOM are the various contractors are in you area who will be called upon to perform the work order, In our area (Knoxville) there was only One (1) HVAC Contractor with several local companies point blank telling me they do not and will not do Home Warranty work. In our situation we elected to buy a Brand New HVAC and have it installed the day after we showed up exactly 8 days with no heat and after filing the Work Order and Claim. If you are a Buyer this is likely not a good idea for you, save your time and save your money. Know that no home upon purchase is perfect, look at the critical systems and budget for them moving forward such an HVAC System which has a shelf life of about 16 years (Trane). First American may be a good company with good people but the process is long, difficult, time consuming, frustrating, and not worth it. Avoid First American not even NO HEAT for 8 Days was enough with Highs in the 30's/20's and lows in the teens to motivate action. Make your own decisions but I would strongly recommend you stay away from First American and the Home Warranty process. Good Luck

As a Buyer and a Seller it is critically important regardless of which side of the equation you are on to do your research and due diligence on both sides before committing to a contract to either buy or sell. Additionally you closely read the Seller Disclosures and when in doubt ask questions or simply go somewhere else. Using an Agent can be a rewarding experience but it could also be a bad situation. Was on the receiving end of Elite Realty and One (1) of their Agents whereas after closing during move in often referred to as discovery issues begin to appear that render disclosures by Seller questionable and Agent useless. While it may be costly a good rule of thumb is to use a larger Agency where you can pick and choose your Agent and interview them if necessary. Another rule that seems prudent to apply is where money is involved and in Real Estate Transactions, a great deal of money is on the table, something nefarious is or has occurred. The Knoxville Tennessee area has numerous Real Estate Agencies, avoid small, avoid Elite Realty, recognize that there are no ethics, if you encounter problems, difficulties, no one will take responsibility, simply pass the buck, pass the blame, deny responsibility, deny knowledge. Last but not least if it looks to good, looks to easy, then it is likely too good to be true. Move onto to another home. Good luck!

The Collision Center, specifically, Mr. Turner, to include the Service Manager and the Body Staff are absolutely great and wonderful. It all started with a mishap during remodeling of our home purchase, Installed a screen door under the carport, poor quality, so I decided to leave it locked and shut to stretch our sides, next morning forget there and crashed right threw, broke two ribs and dinged the Ford Escape rear quarter panel and molding. Looked bad, Mr. Turner laughed and fixed in less than 2 Days. To top it off while cleaning and restoring to its former glory seen a spot on the opposite side that would not buff or wax out. Returned to the Collision Center and they tidy up the area for FREE. Mr. Turner asked me as I entered, "Another Mishap". Moral of the story if you have a mishap whether self-created or created for you and you live in the Knoxville area take your vehicle regardless of make or model to Cunningham Ford Collision Center, you will not be disappointed - first class customer service, however, do not tell Mr. Turner what really happened!

Realty Executives in Knoxville, specially located on Kingston Pike, and more importantly Agent Cheryl Hatfield should definitely be your source if you are relocating. Ms. Hatfield did a marvelous job and handling our purchase despite non-cooperation by Seller's Agent. After purchase we discovered Heat Exchange on HVAC was damaged and the Home Warranty Company (First American) would not act Ms. Hatfield went above and beyond to get that decision reversed. Highly recommended, you will not be disappointed in her skills and abilities. Hence if you are moving to the Knoxville area contact Ms. Hatfield at Realty Executives. Good Luck!

First rate service, awesome Patient Portal, a virtual one stop shop with care available 7 Days a week to include late hours. Professional Staff, simply the best we have had since relocating from Central Michigan. Appointments are easy to come by, Dr. Trevino will assess multiple issues, referrals are easy to include the Nurse making your next appointment. Lets face it your relationship with your Doctor is important and critical, essential to your health and well being. Signing up with Summit Medical Group - Deane Hill will be the best decision you can make - recommended at Six (6) Stars.

For those folks who migrate from the North to the South bear in mind Termites are a potential universal problem requiring an Inspection from one of the many organizations in the greater Knoxville area. Pest Ops performed our Inspection prior to a Home Purchase. We were given a clean bill of health and while there were some problems with the place it was our intent to remodel, upgrade, etc so we purchased. A few weeks later we brought in a local contractor, House Doctor LLC, great team to work with, the owner shows us the window sill where there is termite poop and tunnels plainly visible. He advises we need to remove wall board and look where it came to pass that the termite colony now dead but that is another story had infested three walls in the den to include hard wood flooring, significant amount of damage. We proceed to demolish all inside walls, call Realty Agent who sends her Bug Person who just happens to be the Owner and same individual who did who did initial inspection. Owner admits to a room full of people he missed it but then proceeds to sell/peddle his products and services to the tune of $1500+/-. The moral of the story here is ensure you speak closely with your Inspector, inquire as to the Inspection procedures, ensure they are exploratory and probing not simply a walk thru or cursory. Another factor in the presence of termites was the molding on the ceiling had been pushed away buy the termite activity leaving black marks along the ceiling line. Termites are problem here in the South you can control them yourself by a number of products at Lowes and Home Depot to include on-line. Do you own research as to what termites need to get into your home, drainage, water source, etc, educate yourself prior to engaging a Pest Company but more importantly be present, go with them, ask questions, especially if you are from a state that does not have these critters. As for Pest Ops, spent $100.00 to inspection, made a home purchase decision on the report, report was flawed, incomplete, cost we several thousand on the backside. Pest Ops has gone silent, Seller's Agent silent, our own Agent silent, and lastly for those of you who are asking about the Seller, Yes he did in fact falsify the disclosures, 12 x12 taped glass tiles on one of walls baseboard were taped together, there was wall board repairs, likely 6 mos to 1 year old, hence the termites were treated, the colony killed, and yes the Seller is hiding. Avoid Pest Ops, website looks great, they do not deliver a quality inspection you can rely on for a major decision!

VBRO/Home Away does not take a position nor do they assist in any way SHOULD any portion or element of your trip go wrong. They will allow your to file a complaints and send it to the owner but will not allow you to see the owners response. Clearly tainted and biased with no ethical rules for anyone to follow. Seems like the perfect business plan, making money, without the risk, taking a non-position makes them essentially a middle man, where eventually someone will get a raw deal, while they disclaim or disavow. You would be better off doing enough research to find your own situation, you use them, they will be of no assistance, they are nice, but it is easy to be nice when you have no vested interest in the outcome, no dog in the game. There complaint procedures lean toward the owner granting them complete autonomy in the resolution. Complete waste of time and money to use them as a third party source for vacation rentals. Never again!
