Budget Suites of America requires 48 hours' WRITTEN, "formal" notice of your intent to check out in order for you to get your deposit back. Verbally informing staff and/or management of your intention to check out--even if they acknowledge it at the time you tell them--will not be considered "proper" notice, and they (intentionally) will NOT tell you they REQUIRE your notice in WRITING before, during, or after your stay. How and why does Budget Suites do this? They're sneaky... Buried in the fine print of the paperwork Budget Suites' guests sign when they check in is a clause specifying that *IF*--upon check-out--you: 1.) remove all belongings and trash, 2.) thoroughly clean the unit (including the toilet, sinks, tub, mirrors, carpet, floors, closet, microwave, refrigerator, oven, stove, countertops, furniture, and windows) to Budget Suites' satisfaction, 3.) submit your WRITTEN notice of intent to check out 48 hours in advance, and 4.) return all sets of room keys to the office, Budget Suites MAY refund A PORTION of your deposit. Why only a portion? Because--also in the fine print--is another sneaky stipulation that inexplicably designates a certain percentage (I think it's 25-35%) of guests' deposits as "non-refundable." There are literally hundreds of online reviews left by confused, frustrated, and irate former Budget Suites' guests complaining about this exact issue (among myriad other horrors): never receiving their deposit refund after checking out. It's my humble opinion that this is not an oversight or "accident," but an unethical, unprofessional, slimy tactic Budget Suites employs deliberately to avoid returning guests' deposits. Budget Suites--unlike traditional, legitimate "extended stay" hotels--has become part of the vast and growing "poverty industry." Unscrupulous, exploitative businesses like payday lenders, title loan stores, pawn shops, and home furniture, appliance and electronics rental stores, are major operators in the "poverty industry." They market to--and prey on--those with very limited resources, and even fewer options. Many in this disadvantaged group are unaware of their rights, but even those who DO know their rights rarely have the time, energy, or money to pursue recourse when they inevitably get screwed. Hence, shady players like Budget Suites swindle customers out of their deposits--and get away with it on questionable and flimsy technicalities. I'm sorry Budget Suites didn't return your deposit...
