No guarantee - I had a booking reserved for over a year and they called the day before arrival to say the host was cancelling. We had it reserved to watch the solar eclipse - by then everywhere else was booked or charging incredibly high prices. They gave a refund and mentioned other locations (for 2x the price) but made no efforts to adjust the price or make amends for the last minute cancellation. We were left without a place to stay.
Update - the owner of the replacement place I booked through them just emailed me to cancel that one as well. He said he didn't know why it was still listed, it was sold months ago. Evolve cannot be trusted to provide a reliable booking.
Tip for consumers:
I had to pay upfront and my reservation was non-cancellable after a certain point, but they reserve the right to cancel on me at any time with no recourse.

Hi Taylor - we appreciate your review and are incredibly sorry to hear this has been your experience as a guest with Evolve. We took some time to dig a bit further into your booking and see that the original booking was canceled due to the owner moving to a local management company that was unable to honor existing bookings. We are even more disheartened to learn that the alternative booking fell through as well. Regardless of reason for either of these cancellations, this is not the experience we aim to provide for guests and we are terribly sorry we missed the opportunity to host you. We have shared your feedback with leadership members that oversee guest experiences and are actively discussing ways to make improvements to the way in which cancellations are handled and even better, avoided.
