After complaining and my last review we finally to settle the issue and being address tomorrow morning or Monday. I was disappointed but not knowing that they was going to be changing the pump on Monday and maintenance service reach out to get it fix tomorrow. After I did my inspection after I can say Derek Smith really gave me a break down on my home care inspection. Gentleman was very professional and polite with his service and was very helpful with questions I needed answered to. Am glad they resolved my issue with my time base and I feel much better now. This is a beautiful home am renting and I will care and maintenance this place as if was my own. Thank you guys for the help and invitation home to resolve everything for me. Everyone is joy the weekend and stay safe.

Horrible service! My house has gas leaking from 2 different sources. A work order was created and then canceled. Horrible service! My house has gas leaking from 2 different sources. A work order was created and then canceled. Ring devices are also still not functional and was attached to someone else's account since I've moved in. They force you to use their Ring device and utility company for gas, water and sewer as well; making money in a multitude of ways but not giving proper services when needed!

Please beware of this company! They are a scam and only want to take your money that they charge for a "so called" credit check. Then they try to act like Transunion can't find your credit file, just so they can deny you. Complete farce! RUN AWAY!

Tip for consumers:
They charge $85 for internet (when you can get the same internet for $35 from the same provider) and they have many other additional things that they charge you for that are mandatory.

We leased with Invitation Homes for almost 5 years. The 1st year was ok, however it quickly went downhill. Work orders were not completed correctly, including when our AC went out during an Arizona heat wave with temps of 120 degrees. Invitation Homes did not respond to emergency work orders and did not send anyone out for 5 days. We were unable to speak with with an actual person or get a call back regarding reimbursement to stay at a hotel or purchase/rent a portable AC unit. This quality of customer service continued, there was an irrigation leak that was never addressed causing our water bill to more than triple and we were never reimbursed.
The rent went up drastically each year and we were required to pay a monthly fee for AC filters, even though the AC repair company advised the reason for the issue was due to incorrect filters.
Prior to moving out, the new lease was sent to us with an increase of over $1000 from what we originally signed when we moved in. We submitted out notice to vacate and were told they would decrease the monthly rent by $600 if we stayed. This in itself confirmed the need to leave, they were increasing rent in large increments but decreasing once the resident said they were moving. Did they just want to see if the tenant would sign the new lease with the increase, which I'm sure many do because they don't think they have any other options, completely taking advantage of tenants/families with ridiculous, unnecessary increases.
Upon moving out, random fees and charges were taken out of our deposit, even though the house was left better than when we moved in. They never had any intention of refunding the deposit as they are experts at nitpicking and adding non-sense fees to avoid refunding the tenants money.
They do not care about their tenants, just how much money they can get from them.

PLEASE READ! Trust me this company doesn't deserve any stars at all. Do not rent from Invitation Homes. I know they have a majority of the rental properties in Las Vegas and other areas and that most of the places are pretty nice, but it's so not worth it. I read all the reviews prior to renting and figured that most of the complaints were probably from people who are just bad tenants. I have never had any issues renting places in the past and figured this would be the same. The employees here pester you with communication at the beginning trying to get you to rent. I got emailed twice within a couple days just for expressing interest in a place on Zillow. However, now I can't get people to respond back period. I texted my leasing agent, Krystal, about a month ago and never heard back, not once. If you make the mistake of renting through this company, be aware that any worker coming into your home will report you for anything, whether legit or an outright lie. My sister and her dog came to help me move in. The maintenance worker who came the first week, Christopher Morgan, reported me having two dogs even though the lease indicated I only had one. I was unaware a dog couldn't even visit. So now you all know too! They bury that in the lengthy lease you sign along with your life. Well last week that same maintenance worker came in the house for one minute (literally) and reported again that I had two dogs even though my sister and her dog left several days prior. He outright lied, and the company believes their employees over their customers even though they have no proof. Another way they show you they don't care about you, just your money. Now they are trying to charge me and telling me I violated the lease twice. I have tried calling Kaitlin Wood and Ashley Stever to dispute this accusation and no one picks up my calls or calls back. Any company willing to lie to get more money from you is not a company you want to rent from. I have cameras in my house running 24/7 to document what happens here because this company is so untrustworthy. Thank god I only signed a year lease, but this will be a very long year. I regret signing any lease with this company. I even reported Invitation Homes to the BBB and that still hasn't helped my situation. Seriously, anything is better than living in constant fear of what you'll get in trouble for next. Please don't rent here!

Do not rent from these crooks! I signed a lease starting 9/29/2023 for 2 years. What an idiot I was. Since 9/29/23 I have had heat issues both on nights where the temp was in the 40-50's. They left me without heat until the next day. First incident was 11/29/23 and recent 1/2/24. The tech I had was the same for both dates and was awesome found the issue today after a while the condenser pump needs to be replaced. He called to get approval from his boss and they said no. So the wires are rigged to get the system to stop tripping the fuse. Which to me doesn't sound safe. He said the system is old and needs to be replaced. He couldn't even tell me how long this "temp" fix would last. I don't fault the tech as he wanted to have it fixed properly he was just doing what he was instructed to do.

I emailed invitation homes to ask if I can change the lease to opt out of the second year. I figure plenty of notice and seeing I have already had issues maybe they'd be decent. Figured they would even get more rent than what they would be getting from me the second year. They stated no and I would have to pay the lease termination fee for the second year which is over 3k. Bad business. To take advantage of people. Stay clear of this company!

Had the exit inspection with them. The guy told us what we had to fix, and we fixed the issue. Fast forward, and now we owe them 2000$ for the most random things you can think of. 5 now, they put it to mine and the wife's credit. Not just one BOTH! For the same price on both of us, so now we owe them 4000$. They are a scam, a legit scam, but a scame none the less. We will be taking legal action. Beware of doing business with this company. I rented for 2 years and returned their home in better shape then they gave it to me. They not only took my deposit, but they are trying to charge me an extra $1400.00 for repairs. What they don't know is I have pictures of what the home looked like when I moved in and what it looked like when I returned. I will be looking to start a class action lawsuit, because it definitely appears there are plenty of people out there that have had these same issues. DO NOt RENT FROM THIS COMPANY! The only thing wrong when I moved out was I was missing 2 replacement bulbs. The carpet was never even walked on in this house. It was just me living in the house. So all I did was stay on the tiled areas because I did not want to be responsible for the carpet and they still charged me for professional cleaning, I would really love to see that receipt because there was no reason to clean them and they know know it. They are lied about Everything they are trying to charge me for. This is totally sickening the way they are taking advantage of every single renter they have.

I can honestly say I haven't had any bad experiences with this rental company other than a situation I brought upon my self. They replaced things they couldn't fix in a timely manner. They worked with me when I couldn't pay (made arrangements) all my years of renting I can't compare them to any other company. We live in a good clean neighborhood, love the schools and no I do not work for them. I been living here for over 3 years. I'm in the process of moving but I had to come on here and leave an honest review.

Would rate no stars if I could. Got charged over $800 even though we steamed the carpets and made sure the place looked decent at move out. I'm understanding if its $200-$500 like the 5 other places I've rented at. So expect to get charged insanely. Also got $1200 worth of damage charges with no explanation whatsoever. The only things broken were the toilet paper handle, and towel hanger. Place came uninstalled of washer and dryer that we fixed up ourselves and this is how we are repaid.

Horrible service when it comes to maintenance. They make up charges to keep your deposit, want you the renter to pay for carpet replacement, and upgrades they the owner should be responsible for. They use less than average contractors and do a really crappy job in general. Unable to speak with anyone regarding your deposit.

I cannot stand this company. I have had nothing but issues renting from them. I currently am trying to pay my rent, but cannot because they have charged me for renters insurance. When I have my own renters insurance. I sent in proof of renters insurance 2 weeks ago and they sent back confirmation of said insurance. I called about this yesterday and was told I would receive a call back yesterday. I never did. I called back today because I want to pay my rent without receiving one of their many fees. When I did reach somebody after waiting 10 minutes I was told I will receive a call back. We will see if I get a callback or if I have to call back myself. This is one of the many issues I've had with this company. Not to mention how they get you with the cheaper rent only to charge you $300 more with fees we pay $20 extra to get our water and trash bill so we can pay it and then they charge five dollars more for us to pay it it's just shady And when you try to do things for yourself and have your own insurance so they don't charge you $10 for insurance that only covers their house and then five dollars to maintain that insurance because once again they have a fee they won't even acknowledge that you have been paying another company for insurance and they still charge you I cannot stand this company. I will be moving out as soon as my lease is up. I had a maintenance issue that needed to be addressed. When we first moved in. We got on the schedule and I had my father wait at my house all day because we could not take off of work, no one ever showed up. I called when I got home from work and they put us on the schedule again a week later we ended up fixing it ourselves, which is crazy because of all the fees we pay we might as well use the free stuff they give us, but we can't because they never show up, once again, I cannot stand this company. If you could avoid renting from them, please do it's just a hassle and scam.

This is the most IGNORANT, INCOMPETENT, NEGLIGENT, UNFITTING, UNSUITABLE, DISRESPECTFUL company we've ever dealt with since the beginning! You should be embarrassed for how your employers treat and talk to your clients. Especially after we've been very patient and understanding while dealing with the unprofessionalism my husband and I received from Rachel Ross. I HIGHLY RECOMMEND for people to stay away from this company or you'll end up regretting doing business with them.

I lived in one of their homes for six years and thought they were great. I recently moved out, did everything they asked for cleaning but was unable to remove all the nails from the wall from pictures. I paid over $700 to have the ghost personality cleaned, carpets shampooed, and landscaping taken care of before turning in my keys. They kept my security over normal wear and tear and trumped up over $700 in charges for them.
For not rent from them. They lie about what they accept for moving out.

I have had a great experience with Invitation Homes. I am going on my 7th moths with them. For some reason my payment is not processing correctly with my bank. Then my sweet rep, Sasha Cruz, assisting me with my transaction. She made my day by letting me know that my payment went through and she sent me the confirmation email. I was even more pleased that this email was sent to me with a confirmation of payment! Thank you SASHA CRUZ for taking care of me.

Upon moving into the house we hooked up our washer and dryer units. The area where the water fixtures are is very small and difficult to get either my hands or a crescent wrench to tighten the fixtures. I used a crescent wrench and had no issues for the first two days. When I returned home from work I heard dripping in the dining room and found that the fixtures had leaked from the second floor down to the first floor. I reported the incident to invitation homes (Note: do not do this) and they set up an appointment for someone to come check it out between the hours of 12 PM and 5 PM. It was a third party contractor who showed up and said that it looks like there was previous water damage (underneath the wall was another painted wall). Invitation homes setup and appointment for the third party company to show up and sent me an email saying that I was going to pay for the damage. Invitation homes never sent me a quote for the damage. I called invitation homes and they directed me to the local office, upon which they said the information on the quote was not ready for me and would get back to me in 48 hours (48 hours until the repair appointment). I then called the third party company and said they could not tell me the quote per their agreement with invitation homes, but would ask invitation homes to get back to me with the quote. They had also told me that invitation home assured them that I would not be paying the bill. The person at the third party company called me back and told me that she had spoken to someone at invitation homes and that they had spoken to me (which was a lie) and told me all the information, and she again reassured me that I would not be paying the entire bill. A few hours after someone from invitation homes got back to me and said that he could not tell me the cost of the repairs because the repairs had not yet been performed so he could not tell me how much I was going to pay. I asked him what the quote was and he finally told me $1100. I then asked him what percentage of the repairs I would be paying and he replied 100%. I then recontacted the third party contractors and told them what was going on, and they told me that they were going to postpone the visit until they get further notice from invitation homes.

Invitation homes does a great job. Since their purchase they seem to be more focused on the money versus their clients. I had bank fraud and had to wait to get a replacement card. They did nothing to help me in avoiding a late charge.

Don't rent from them! We've been a tenant for 3 years and experienced ongoing problems. Broken fridge, mold under the sink, no action from corporate or local office.

This company is terrible for so many reasons! Added fees is huge on they have monthly fees for everything, from a ring door bell and "security" to homeowners insurance and air filters plus fees for them to force you to go through a third-party utility management company and many more. They will charge you to fix things that aren't your fault. The renters insurance they want you to pay for only covers THEM and the house so when a tree they knew would fall fell on my car they not only told me I would have to pay to remove it since it was touching my car, but also that the insurance I was paying for wouldn't cover any damages. Absolute nightmare of a company. I've been in this home a little over a year and have hated it from the very first month. It took a YEAR for them to give us access to the community pool because IH would not pay what they owed to the HOA.

It has been 6 months since we have lived at this Amazing home to say the least, and we have finally settled in. I left one review before for our maintenance lady who took extreme measures to ensure we felt welcomed. However, I have been waiting with anticipation to write this next review about our property Managing Lady. And I do mean Lady with a capital L, because she, amongst the rest, has added soooooo much value to what has felt like a V.I.P experience!

Ashley Cunningham, you have brought LOVE at first site to us through your Amazing company and literally had us at hello. From the first phone call to the emails, to attending to our every need, you speared no expense of your time to ensure we were taken care of, getting the home we wanted.

I have never met a more caring and kind individual who pays so much attention to detail, all the while working extremely hard that wowed our family from the moment we connected with you, and we have been in awwwwe of you and invitation homes ever since!

Ashly you are a huge staple in this company, and I think it's safe to say that we don't know what our family would've done without you. You are a go getter! The icing on the cake and the flavor all in between, you get things done, and within 6 months, we've never seen a change in your character, attitude and mannerisms.

We were reluctant to rent a Home, and preferred to buy one until we met you Ashely. Now because of you, we feel as if we have found a place we cannot only call home but have someone in our corner who we know, will take good care of us while we are here.

Ashley, thanks for making us feel special and like if we are a big part of the invitation home family. We look forward to a long future ahead! Thank you sweetness! And thank you Invitation homes for living up to your name (invitation) we feel that every time we walk through our front door!

Every year, I send my proof of Renters Insurance and also my Insurance company also sends Invitation Homes proof of my renters insurance as well. They still add their renter's insurance to our rent regardless and will never refund us our money. I cannot pay the rent unless I pay those bogus add-on charges. If it is not, it should be illegal for them to add on insurance fees without permission and when they have proof of tenants having renters insurance. I have written them a number of times and they never take off the fees and in order to pay rent, we are forced to pay the fees. Someone is making additional money off of tenants for these add-ons and I hope the Commissioners of Insurance would get involved with this practice. Invitation Homes will not provide an office phone # to call to speak with anyone as if they are hiding. It is bad enough that the rent goes up every year, they also nickel and dime you with add-ons.

Do not rent from these people. They give more excuses as to why they cannot do a job. They raise rent without any updates. I spent the first three years fighting with my A/C which turned out to be mold-ridden. I've lived here for over five years and I have been given the run around on maintenance issue that magically I am responsible for now. My rent has consistently increased without any updates. What a crock of trash. Save your money and rent elsewhere or buy. They are not worth it.

Beware!This company is a joke…. $45.00 service fee to submit your payment online. Not to mention the additional fees they tack onto your lease. Highway robbery!

This is the worst company to rent a home from. We have had so many issues.
We moved in this house last June, spent the last summer waiting for them to pay fines to the HOA and get pool access, but that was not done on time.
We started this summer with the same issue.
Joy Spry has been lying and lying to us that she is taking care of it, well guess what she is not.
Sick and tired of her and you all

So today after several months of requesting the torpedoing coconuts from the two 50 foot high trees in my front yard be removed. It was finally done today! For the past 2 weeks IH has been requesting pictures of the 3 trees that I requested be trimmed which includes the 2 coconut trees and another tree towering across the entire street. IH claims they sent an email late yesterday at 5:00 P.M. that the tree company is coming on 10/24. I found this email on 10/24 (after my conversation with Cynthia-mgr of local IH office) which was sent at 8 PM which reads they would be here between 11-3. Barely any notice, the email shows I would get a call which I did not get, then they arrived between 10 A.M. & 11 A.M. The Buzz saw alerts me they are here and as I look out my window I see a flea market happening on my front lawn. The company IH has contracted is in my front yard has squatted with machetes and is chopping coconuts and passing out coconuts and coconut water to passer by's. What kind of ghetto scenario is this? I pay an extortion/exorbitant amount of money to live here. Who do these coconuts belong to? The contractor? IH? Or me? If one of these passer bys get sick from one of these coconuts, or a machete accidentally slices someone...who gets sued? Your contractor allowed people from off of the street to walk on to the property that I rent, pay monthly liability insurance for without any permission. When I was transferred by maintenance to speak to your ever so "personable" local manager Cynthia, she claims she checked and that the result is I should go outside and tell the machete wielding contractor to leave my coconuts alone. I value my personal safety, so that was not an option for me. I cannot express enough how I am amazed of the rampant incompetence that exists within your local office. This is an official grievance. As I pay the rent here, I feel I should be compensated for the 50 plus coconuts that were stolen from me. And again, tree #3 is still not addressed.
