I have mixed feelings about Offerpad.
I wish I could give it a two and a half stars and not a full three.
I am currently selling my home to Offerpad (Today's date 10/19/2021 closing 10/25/2021)
At first everything was going amazing.
I was expecting the worst because of all of the negative reviews. The offer was decent so I decided to sell.
If I had a question or concern it was answered very quickly. I received courtesy calls with updates on what to expect next. Everything was going good that is until the inspection results came in.
I received the inspection results with a list of things that needed to be repaired with a total of $12,900.
A few of the things I expected and a few I did not!
A carpet replacement threw me off. I was shocked but not surprised. Let me explain.
2 years ago my husband sold his house to Offerpad (612 Ironstone Dr Fairburn Georgia) when we moved in the carpet was awful. Because we didn't plan on staying long we decided not to replace it. Fast forward to us getting ready to sell. He decided to go with Offerpad for the convenience.
We were not surprised when the repair bill came back and a carpet replacement was on there.
Okay he gave Offerpad the credit for the carpet because we knew it needed to be replaced.
It was so close to school being out we decided to allow our children to finish out the school year. So we would drop them off at the bus stop down the street from the house.
With some of Offerpads homes you can do a walkthrough without an agent.
We thought it would be fun to walk through the house one last time.
To my surprise the carpet was not replaced, but cleaned.
I could still see stains on the carpet. It was also a burn on the carpet in my daughter's old room it was still there.
We decided to let it go because we had already sold the house.
However I've only been living in my current house that I'm selling to Offerpad for 2 years and the carpet was brand new when we moved in. It's still in excellent condition, but once again they're asking for a credit to replace the carpet.
I know damn well they're not going to replace it but have it clean. I believe that to be deceitful and unfair.
The second repair was for the bathroom floors there's absolutely nothing wrong with the floors but if they want to upgrade fine I seriously doubt there will be any upgrades done to the floors.
The convenience of Offerpad is great and the agents are very nice but super busy/forgetful... I say that because I was supposed to receive a call to go over the repair list. No one ever called me. Instead I had to email about my concerns with the repair credit. After the email I was called right away.
They were super nice and offered a $500 credit back to me for the carpet that they're not going to replace. That's not enough I think I should be credited for the full amount because the carpet is new and just needs to be cleaned. If they want to charge a credit for a cleaning then that I understand because that is the only thing they're going to do.
It really sucks the way they do people when it comes to the repair credit.
The idea of Offerpad is awesome the execution is way off.
