We were okay with the idea of giving up some cash in exchange for the convenience of not have to show our home. We got a fair offer on our home and even expected we'd be asked to pay a few thousand dollars for repairs (minor things like pool light bulb, broken screen door latch, etc. - big stuff like roof, hvac, all fairly new).
We made an offer on a new home (not through Offerpad) but at the very last minute (literally 45 minutes before the deadline), Offerpad advised us they're cancelling the contract. This despite several emails saying "don't worry if it takes a while, that is normal."
We were forced to cancel our purchase contract but were out the $1,000 already paid for inspection & appraisal. Also our house is now 1/2 packed so to market our home we need to either unpack everything or move it into storage. Not to mention we've now lost our on a new home we were really excited about.
It's clear Offerpad offered too much $ to us originally and weren't going to be able to flip for the profit they wanted. Not certain if they misjudged or were hoping for more major repairs they could mark up to boost the profit.
While I understand they're in business to make a profit, their last minute cancellation really screwed us over. It's a shame because their coordinator we worked with (Scott) was a great guy and had the deal gone through I think I would have been a huge fan. Instead I have a bitter taste in my mouth and plan to spend the next decade telling everyone I know to stay away from Offerpad.
