We had a great week getaway from California last week. The property was amazing and the service was too. We saw these reviews here but it looks like they were all people who agreed to the cancelation policy and then are upset when issues that these managers have zero control over happen? But to be fair we booked our stay 2 weeks in advance and knew what we were getting into when we came. But you cant slam a company for a pandemic that is out of anyone's control. If you agree to the terms and cancelation fees, you are responsible. I just hate when people try to shame companies for issues like the one shown here. The fact that most of these bad reviews are done around the COVID dates tells me the company has a track record of treating guests like us fair. Stephen J,

Last spring we had to fight to get a refund for a reservation made through vrbo that PADZU cancelled themselves involving our bank Dispute Resolution centre and VRBO risk and security dept. PADZU reactivated the reservation 10 months later and charged a credit card number they shouldn't even of had so we are having to fight AGAIN. Please for your own sake, do not deal with this company.

Last spring we had to fight to get a refund for a reservation made through vrbo that PADZU cancelled themselves involving our bank Dispute Resolution centre and VRBO risk and security dept.
PADZU reactivated the reservation 10 months later and charged a credit card number they shouldn't even of had so we are having to fight AGAIN. Please for your own sake, do not deal with this company.

Specific location is Desert. Princess G&CC, Cathedral City, CA. Padzu purchased Desert Princess Rentals in 2018/19 and operates as such. We paid 50% towards a 2 month villa rental back in March 2020 for accommodations in 2021. Per my recent request the Desert Princess HOA contacted the owner of the rental property to ask if, in fact, he had the understanding and arrangement with Padzu for this rental. The owner was good enough to contact me and disavow any current association with them. I've since demanded that our deposit be returned which has happened. We received no apology, no attempt at an explanation.

PADZ took a $4,000 deposit on a Palm Springs condo for 3 months starting January 1/22
I later found out this unit had been sold before PADZU took my deposit and the new owner had no intention of renting and had had no contact with PADZU.
I tried for months to get my deposit back, with no reply from them, and last month they tried to debit my credit card for the balance.
If I hadn't changed my credit card I would have been screwed again.
DO NOT even think of doing business with this company

As mentioned by numerous people this company is a scam. Do not book with them. They will jam your CC card over and over.

The review by Stephen J. Is made up. The company took my money, the phone numbers went to no one, the address of the apartment directed me to a random location. The "rental agreement" requires a photo copy of your license. Now I'm stuck dealing with getting a new debit card and a new license. Thanks, Padzu. Save your money and go elsewhere.

PADZU took our reservation and when we went to check in, the resort had no record of our reservation. Repeated attempts to contact PADZU went unanswered. DO NOT use this company for any vacation rental reservations. They are a scam artist company!

DO NOT USE THIS COMPANY. They are taking advantage of people during this global crisis. My husband is an ER doc risking his health and our family's heath during this crisis. They are refusing to cancel and refund the stay we booked through VRBO. SHAME ON YOU! VRBO is reimbursing fees and cancellation penalties to ALL owners. VRBO is strongly advising you, PADZU, to fully refund our stay, yet you still refuse to give our money back. SO LOW PADZU!

VERY DISAPPOINTING. At a time where the world is coming together in support of each other, PADZU is not refunding vacation rentals booked prior to the COVID-19 crisis. Even though it is clear that travel has been severely restricted and Americans are being asked to STAY HOME, PADZU is not falling in suit with other vacation rental companies and offering full refunds for their stays. Do yourself a favor and book from 3rd party companies like AirBnB which recognize the hardship the world is enduring and refunding customers fully.

This company is absolutely by far the worst in the business. I am totally puzzled how with the way they conduct themselves they are still in business. Anyone that does business with them will totally be mislead, lied to and once in the place will not be able to reach them. They will not talk on the phone. They will send a text or respond to a text if it benefits them but not for anything you are needing or wanting. They are the most unprofessional people I have ever seen: do not I repeat do not do business with them in any way. You have been warned

We booked a sales meeting at a beautiful house in Scottsdale through VRBO. After booking, we found that the house was represented by Padzu. When it became evident that it was unsafe to travel, we reached out to VRBO. By the way, VRBO was awesome. They rebated all of their fees, then reached out to Padzu to cancel our reservation... but Padzu said tough crap, we either use it or lose it. It's just a matter of time before these jerks are out of business, avoid at all costs. For others who have been screwed by these guys, reach out to American Express if you paid via CC, they can help you get your $ back.

We paid a vacation in FULL and due to Covid, we canceled within our timeframe. I have an email from them confirming a deposit will be refunded and 60 days later, NO DEPOSIT yet. Beware, this place is a scam.

Truly abysmal experience dealing with these a-holes. Inconsiderate, then evasive, then dismissive. And all the while dishonest and greedy. AVOID! AVOID! AVOID!

We traveled to Park City on March 14,2020 to go skiing and booked through VRBO and Padzu. My familys' leave was cancelled by orders from DOD and we had to return home not to mention all of the slopes, restaurants, bars were closed. I requested a refund for the 2 unused nights but have been told they do not refund. We are in a state of National Emergency, my family is working for the government- military and civilian, PADZU... DO THE RIGHT THING! They have refunded nothing. VRBO refunded their service fee.

We cancelled our Park City vacation b/c it's clear social distancing is the right thing to do due to COVID-19. I told Padzu that I know I am responsible for the entire cost, but would appreciate any concession. I would have been happy with even a smallish gesture saying, "OK, we'll share a little of the pain with you. After all, we all have to do our part for humanity" Ha! After extensive negotiations, here's what they did:

1. KEPT 100% of the rental fee ($2,000+).
2. CHARGED me TAX on the rental fee (yes, they made me pay tax on money they made on a rental I didn't use)
3. Refunded me the damage waiver ($99, big deal, we didn't even enter the unit)
4. Refunded me the processing fee ($76)
5. Offered a 50% discount on a last minute rental (wait... see what they are doing here... Padzu keeps 100% of the rental fee and creates an opportunity to unload some unused inventory).
6. Refunded the cleaning fee (wait... see what they are doing here... Padzu doesn't lose anything, but the poor cleaning people don't get paid).

The travel industry will suffer greatly due to COVID-19. My heart goes out people like the house cleaners Padzu threw under the bus. However, if Padzu goes out of business, the world will be a better place.

I agree with a previous comment that I wish I could give a negative rating. We booked a condo in Scottsdale for an April arrival and determined we should cancel in mid March because we are considered high risk and concerned about travel. We contacted this company and were told they might refund the cleaning charge, but would not reschedule or refund our $2300. 00+ that had been paid.
Our state and Arizona is under a stay at home order and this company does not care about the fact no one saw this coming and everyone is hurting emotionally and financially as a result of this virus. All I can say is SHAME ON YOU for taking advantage of this desperate situation. I am going to let everyone know how this company treats its patrons and encourage VRBO to remove them from their list of companies. These are not normal times and we need to be flexible with the cancelation poilicies as we're supposed to all be in this together. Too bad they haven't gotten the message and DO NOT CARE about anything but their profits. I hope we can let everyone know how this disrespectful company operates.

After paying them big money and traveling with my entire family to the city, I was denied access to the house because they changed their minds. Apparently they messed up the listing and then got to cancel at the last second after my whole family was there. They did not call or reach out, just silently cancelled. I was left with 1.5 hours of calling VRBO to start refund, and left with no place to stay, so instead of a relaxing weekend, have spent the entire time traveling back home with no vacation and just travel time. They should have to pay for MY time! Why is this agency not black listed? VRBO indicated there were other complaints against them when I spoke with them.

I dont even know where to start... we booked a rental for a little over 2 months in palm springs area. We paid for the rental IN FULL approximately a month ago. The night before we check-in my wife gets an EMAIL stating that the own of the property is uncomfortable with the rental amount and they CANCELED our reservation. Once again, we paid for the whole 9 weeks upfront appx 4 weeks ago...

I immediately called the office and couldn't get ahold of anyone ( which has been the norm for the last month sense booking the house). I then called the 24 emergency number and the woman that answered DOESNT EVEN WORK FOR THE COMPANY ANYMORE. She told me that she hasn't worked there for a couple of months...

We had given notice to our apartment and due to covid we can't risk staying with family due to the health issues that I have.

So thank you padzu because as of Monday morning my wife, 2 young daughters, and I will be homeless.

I cannot stress enough NEVER NEVER NEVER book with this company.

To cancel the day before you are supposed to check in and not even call is BEYOND crazy!

If you enjoy last minute cancelations or when something goes wrong not being able to get ahold of someone to assist you, then this is your place.

Check your Yelp and Google reviews before renting from this business'. Ryan Dame and companies operate under different names such as PADZU Vacation Rentals, Hit Rentals, Park City Vacation Rentals... so far. They deleted their rental in Arizona on the HomeAway/VRBO page once I submitted a claim to get my 100% refund back. Our vacation was not until Dec 2020, and on June 2019, I had submitted a request for a refund with no reply from the business. When I did get a reply, I have attached it below. It clearly shows he is unprofessional and he did not tell the HomeAway/VRBO he would refund me. He told them that the person with the ability to refund was not available. He is a liar, and is immoral. The case has been taken to the Better Business Bureau in Arizona. It has been escalated to my credit card fraud and securities department, and HomeAway/VRBO. Ryan Dame and companies will take your deposit, and make numerous excuses as to why they cannot refund right away, and will not refund. They are in breach of business policies and breach of contracts. Save yourself the headache and hassle of involving yourself with any business-related matters with these people. You can't get worse than this.

Tip for consumers:
Deleted their listing from VRBO and HomeAway. Took our money and does not reply to emails and phone calls.
